North of 25th Avenue SW and West of 50 Street SW

A planning application (map) has been received for a portion of land located north of 25th Avenue SW and west of 50 Street SW.  An application has been received to allow for low-density residential development located north of 25th Avenue SW and west of 50 Street SW in the Walker Neighbourhood. 

To achieve this, an amendment to the Walker Neighbourhood Structure Plan is required to redesignate the site from Medium Density Residential land uses to Low Density Residential land uses.

The proposed amendment conforms with the Southeast Area Structure Plan (ASP) which designates the area for residential uses.

2090 Wonnacott Way SW

A planning application (map) has been received for a property at 2090 Wonnacott Way SW.

The application proposes to rezone the property from Low-Rise Apartment Zone (RA7) to Medium-Density Multiple Family Zone (RF6), to provide better continuity for development. Row housing is proposed, which will provide family-friendly development adjacent to the designated park site.

2338 50 Street SW

A planning application (map) has been received to rezone a property at 2338 50 Street SW.

The current zoning is Agricultural Zone (AG), Planned Lot Residential Zone (RPL), and Residential Small Lot Zone (RSL).

The proposed zoning is for Direct Development Control Provision (DC1) and Residential Small Lot Zone (RSL). 

The proposed rezoning includes two separate DC1 areas, each with specific zoning provisions:

The purpose of the rezoning is to allow for single detached housing including smaller lot, zero lot line development where one side setback is reduced to zero metres. 

The rezoning conforms with the Walker Neighbourhood Structure Plan (NSP).

2338 50 Street SW

A planning application (map) has been made to rezone a portion of 2338 50 Street SW in the Walker neighbourhood. The proposed rezoning is from Agricultural Zone (AG) to Public Utility Zone (PU) and Residential Small Lot Zone (RSL).

The purpose of the rezoning is to allow for the development of single detached housing and a public utility lot for a stormwater management facility (SWMF).

The proposed rezoning conforms with the associated Walker Neighbourhood Structure Plan (NSP).
