A planning application (map) has been received for portions of properties located at 2304 199 Street NW and 20704 23 Avenue NW.

The application proposes to close undeveloped and surplus portions of 23 Avenue NW. If closed, the area will be consolidated with the parcels to the north for future development.

The proposed rezoning conforms to The Uplands Neighbourhood Structure Plan (NSP).

A planning application (map) has been received for a property at 2304 199 Street NW.

The application proposes to close a drainage ditch that exists as legally titled road right-of-way. If closed, the area will be consolidated with the adjacent parcel for future development of The Uplands neighbourhood.

The proposed rezoning conforms to The Uplands Neighbourhood Structure Plan (NSP).

Southwest corner of The Uplands

A planning application (map) has been received for the southwest corner of The Uplands.

The application proposes the following changes to the southwestern part of The Uplands neighbourhood:

  • Shifting the collector road south and a corresponding re-alignment of utilities
  • Adjustment of the stormwater management facility (SWMF)
  • Removing medium density residential (MDR) housing on the west, and adding street-oriented housing (RLD, RPL, RMD, or RF5) and Row Housing Zone (RF5)
  • Shifting the planned park to the east
  • Adding a new park in the west

The Riverview Area Structure Plan (ASP) is also being amended to reflect these changes.

2304 199 Street NW

A planning application (map) has been received for a property at 2304 199 Street NW.

The application proposes to rezone the site from Agricultural Zone (AG) and Metropolitan Recreation Zone (A) to Residential Low Density Zone (RLD) and Public Parks Zone (AP).

The proposed zoning would allow for the development of low-density housing and a public park.

The proposed rezoning conforms with The Uplands Neighbourhood Structure Plan (NSP), which designates this site for low-density residential.

2303 and 2304 199 Street NW

A planning application (map) has been received for properties at 2303 and 2304 199 Street NW. 

This application proposes to create the Riverview Town Centre Special Area zone. The application also proposes to rezone the properties from Agricultural Zone (AG) to three new special area zones within the Riverview Town Centre Special Area:

The application also proposes to amend the associated Uplands Neighbourhood Structure Plan to allow for increased density, and reconfigure the boundaries of the Town Centre area. The new zones allow for a mix of residential and commercial uses, and building heights between 23 metres and 60 metres.

A portion of 2303 199 Street NW

A planning application (map) has been received for portions of a property at 2303 199 Street NW. The application proposes to rezone the sites from Agricultural Zone (AG) and Row Housing Zone (RF5) to Agricultural Zone (AG), Direct Development Control Provision (DC1), Site Specific Development Control Provision (DC2), and Planned Lot Residential Zone (RPL).
 
The proposed DC2 zoning allows for row housing on shallower lots, and the proposed DC1 zoning allows for single detached housing where one side setback is reduced to zero metres. The proposed Agricultural Zone (AG) allows for correction of a zoning boundary line, and Planned Lot Residential Zone (RPL)  enables development of single detached housing with rear garages. 

An associated application will amend The Uplands Neighbourhood Structure Plan to change the land use from Row Housing to Street-Oriented Residential to allow for the RPL zoning.
