The proposed zoning is Metropolitan Recreation Zone (A), Public Utility Zone (PU) and Residential Low Density Zone (RLD).
The proposed rezoning conforms with The Uplands Neighbourhood Structure Plan, which designates the subject site as Town Centre Mixed-Use - Medium Rise. The purpose of the Metropolitan Recreation Zone is to preserve natural areas and parkland along the river, creeks, ravines and other designated areas for recreational uses. The purpose of the Public Utility zone is for a system or utilities that are used to benefit the public.
The purpose of the Residential Low-Density zone is to provide a range of housing forms that use land and infrastructure more efficiently than typical low-density development. The zone provides flexibility of lot sizes and widths to provide choice and to accommodate a mix of housing types, including Zero Lot Line Development in developing neighbourhoods.
