A planning application (map) has been received for a proposed plan amendment and text amendment for an area north of 41 Avenue SW, between 91 Street SW and 66 Street SW.
This application includes an amendment to the text, maps, and statistics of The Orchards at Ellerslie Neighbourhood Structure Plan for the following aspects:
- Revise the existing designation from Row Housing and some areas of low-density residential to Street-Oriented Residential. This will allow for a variety of housing types; single detached, semi-detached, row and stacked stacked row housing, with smaller front yard setbacks and lane access only.
- Allow for the use of a Special Area to create nodes of unique housing forms in The Orchards at Ellerslie neighbourhood.
As part of this, there is a proposed text amendment to the Zoning Bylaw to create this Special Area with three different zones, to be used within the area specified on the Special Area Boundary map, to allow for innovative low and medium density housing forms.
There is no rezoning as part of this application.
There is also an amendment to the statistics and text of the Ellerslie Area Structure Plan, which is required by these amendments to the Orchards Neighbourhood Structure Plan.
