A planning application (map) has been made to rezone a portion of 2303 199 Street NW.
The current zoning is Agricultural Zone (AG).
The proposed zoning is Residential Low-Density Zone (RLD) and Direct Development Control Provision (DC1). The purpose of the Residential Low-Density Zone is to provide a range of housing forms that use land and infrastructure more efficiently than typical low-density development. The zone provides flexibility of lot sizes and widths to provide choice and to accommodate a mix of housing types, including Zero Lot Line Development in developing neighbourhoods.
The proposed Direct Development Control Provision (DC1) is to allow for the development of Multi-Unit Housing in the form of Row Housing to be developed on individual shallow lots.
The proposed rezoning conforms with The River’s Edge Neighbourhood Structure Plan (NSP), which designates the subject site as Low-Density Residential.
