Proposed rezoning north of 91 Street NW and Jasper Avenue NW to allow for a mid-rise multi-unit building with significantly reduced parking.

A planning application has been received to rezone 10434 91 Street NW and 10438 91 NW. The applicant's project name is River Lot 20 Multi-unit Housing. River Lot 20 was the original subdivision for this area, where this site currently sits.

Public Engagement

Edmontonians were invited to a drop-in engagement session on Tuesday December 10, 2019 to learn more about a proposed rezoning at 10434 91 Street NW and 10438 91 Street NW.

The engagement session provided an opportunity to learn more about the proposal and share views with the City and the applicant. Feedback will be summarized in a report to be shared at a future City Council Public Hearing.

About The Application

The proposed rezoning is from the Low-Rise Apartment Zone (RA7) to a (DC2) Site Specific Development Control Provision.

The proposed DC2 Provision would allow for a mid-rise apartment building with the following characteristics:

  • a maximum height of 18 metres (6 storeys)
  • a maximum of 75 dwellings
  • a maximum Floor Area Ratio of 3.5
  • In lieu of on-site parking for each dwelling unit, the following is provided:
    • at least one bicycle parking space per unit
    • 4 on-site parking spaces to be used for a car-sharing system
    • transit passes provided to residents for at least 3 years

The Boyle Street/McCauley Area Redevelopment Plan (ARP) is in effect for this area and supports multi-unit housing of 6 storeys or higher at this location.
