The stated intent of the zoning is to rezone a portion of a residential lot that is currently split-zoned, as well as an adjacent 0.012 ha parcel of land.
There is an associated plan amendment to the North Saskatchewan River Valley Area Redevelopment Plan, which would remove a parcel of land adjacent to the residential lot out of the plan, pending a land sale of the 0.012 ha parcel of surplus land.
