Public Hearing Procedures

Public Hearings for planning applications are being held remotely, and opportunities are being provided to allow the public to submit their comments/concerns either in writing or by registering to speak remotely.

Proposed

10050 81 Avenue NW

A planning application (map) has been received for a property at 10050 81 Avenue NW.

The proposed zoning is for a Site Specific Development Control Provision (DC2) that is comparable to the current General Business Zone (CB2). The proposed DC2 provision would allow for the development of a three-storey addition to the rear of the existing building and would add Temporary Shelter Services as an allowable use for the site.

The proposed Temporary Shelter Services would provide accommodation for up to 60 persons requiring immediate shelter and assistance for a short period of time.

9703 and 9707 76 Avenue NW

A planning application (map) has been received for properties at 9703 and 9707 76 Avenue NW.

This application proposes to rezone the sites from Small Scale Infill Development Zone (RF3) to Medium Density Multiple Family Zone (RF6). The applicant’s intent is to build a stacked row house on the sites.

The application also proposes a plan amendment to the Ritchie Area Redevelopment Plan (ARP) to support the rezoning application.

Road Right-of-Way South of 80 Avenue NW and West of 97 Street NW

A planning application (map) has been received for the road closure of a road right-of-way south of 80 Avenue NW and west of 97 Street NW.

The applicant is proposing to formally close the road right-of-way within the Mill Creek School site. Although it is legally identified as roadway, this land functions as an integrated part of the school grounds. Once closed, all land comprising the school site can be combined into a single property.

9302 75 Avenue NW and 6750 88 Street NW

A planning application (map) has been received for properties at 9302 75 Avenue NW and 6750 88 Street NW.

The application has two components: a rezoning and a plan amendment.
The current zoning is Metropolitan Recreation Zone (A). The proposed zoning is for Small Scale Infill Development Zone (RF3) to allow for small-scale residential infill development in the form of Multi-unit Housing, or Row Housing, among other uses.
The stated intent of the zoning is to rezone a portion of a residential lot that is currently split-zoned, as well as an adjacent 0.012 ha parcel of land.

There is an associated plan amendment to the North Saskatchewan River Valley Area Redevelopment Plan, which would remove a parcel of land adjacent to the residential lot out of the plan, pending a land sale of the 0.012 ha parcel of surplus land.

Proposed Rezoning 
A planning application (map) has been made to rezone property at 9912 77 Avenue NW.

The current zoning is Medium Industrial Zone (IM)

The proposed zoning is Industrial Business Zone (IB). The purpose of this zone is to provide for industrial businesses and limited, compatible non-industrial businesses.

The application conforms with the Strathcona Junction Area Redevelopment Plan, which designates the lands as future industrial. 

The applicant intends to operate a commercial school.
