has been received for properties at 9903 80 Avenue NW, 9905 80 Avenue NW, 9907 80 Avenue and NW 9919 80 Avenue NW.The application proposes to rezone the properties from an existing Site-Specific Development Control Provision (DC2.940) and the Low-Rise Apartment Zone (RA7) to a Site-Specific Development Control Provision (DC2).
The
would allow for a development with the following characteristics:- Two buildings, separated by a public open space/plaza area
- Maximum building heights:
- East building (at 99 Street NW corner) - 49 metres (approximately 14 storeys)
- West building - 23 metres (approximately 6 storeys)
- A maximum floor area ratio (FAR) of 5.2
- Up to 230 new residential dwellings, at least 30% of which would have 2 or more bedrooms
- Up to 500 square metres of commercial floor area in the east building
- A maximum tower floor plate of 827 square metres for the east building
