Public Hearings for planning applications are being held remotely, and opportunities are being provided to allow the public to submit their comments/concerns either in writing or by registering to speak remotely.

planning application (map) has been received for a portion of road right-of-way near 12011 111 Avenue NW.

This application proposes to close a portion of 111 Avenue NW road right-of-way between 120 Street NW and 121 Street NW. If closed the portion of road right-of-way would be consolidated with the adjacent parcel of land at 12011 111 Avenue NW. If approved the closed portion of road right-of-way would allow for Industrial Business uses.

11151 110A Avenue NW

A planning application (map) has been received to rezone land at 11151 110A Avenue NW. The applicant proposes rezoning in order to develop row housing (up to four units) at this location. The applicant also proposes to amend the Central McDougall/Queen Mary Park Area Redevelopment Plan to redesignate this property from single-family residential to row housing uses.

A planning application (map) has been approved for a property at 11303 105 Avenue NW. The application proposed to rezone the site from (DC1) Direct Development Control Provision to Site Specific Development Control Provision (DC2) to allow for development of a mid-rise apartment building with the following characteristics:

  • A maximum height of 23.0 meters (approximately 6 Storeys);
  • Up to 120 residential dwellings
  • A maximum Floor Area Ratio of 3.2; and underground parkade accessible from 105 Avenue NW (Charter Bylaw 19403)

An associated application has been made to amend Map 8 - Downtown North Edge Concept Map and text changes excluding the site from the maximum density and FAR provisions for Precinct E in the Central McDougall/Queen Mary Park Area Redevelopment Plan (Bylaw 19402).

11009 and 11015 109A Avenue NW

A planning application (map) has been received for properties at 11009 and 11015 109A Avenue NW.

This application proposes to rezone the properties from Low Rise Apartment Zone (RA7) to Site Specific Development Control Provision (DC2).

The proposed zoning is for Site Specific Development Control Provision (DC2) - REVISED to allow development of an 8-storey multi-unit housing development with the opportunity for minor commercial on the ground level. The proposal would allow a maximum of 115 dwelling units and underground parking. The proposal would allow for the following uses:

  • Multi-unit Housing
  • Live/Work Units
  • Convenience Retail Stores
  • Specialty Food Services

An associated application has been made to amend a map in the Central McDougall/Queen Mary Park Area Redevelopment Plan to facilitate the rezoning.

Engagement Session

Edmontonians were invited to a drop-in engagement session on November 28, 2019 to learn more about a proposed rezoning at 11009 and 11015 109A Avenue NW.

The engagement session provided an opportunity to learn more about the proposal and share views with the City and the applicant. Feedback will be summarized in a report to City Council when the proposal goes to a future City Council Public Hearing for a decision.

Queen Mary Park: 12016 107 Avenue NW

A planning application (map) has been approved for a property at 12016 107 Avenue NW.

This application proposed to rezone the property from Medium Industrial Zone (IM) to Site Specific Development Control (DC2). The uses permitted under new zoning include Business Support Services, Professional, Financial and Office Support Services, Child Care Services and Religious Assembly.

This application generally conforms with the Central McDougall/Queen Mary Park Area Redevelopment Plan, which designates the property for medium/light industrial uses. The applicant intends to market the site for a wider range of uses.

A planning application (map) has been made for properties at 11729 and 11807 105 Avenue NW. 

The application proposes to rezone the properties from Site Specific Development Control Provision (DC2) to a revised Site Specific Development Control Provision (DC2). The application’s purpose is to add the Breweries, Wineries and Distilleries Use class to the existing zone, along with administrative updates to align the provisions with the current Zoning Bylaw.

A planning application (map) has been received for the proposed rezoning of several sites in the Queen Mary Park neighbourhood:

  • North of 106 Avenue NW from 116 to 117 Street NW
  • From 106 to 108 Street NW between 105 and 106 Avenue NW
  • From 110 to 112 Street NW between 105 and 106 Avenue NW
  • From 113 to 115 Street NW between 105 and 106 Avenue NW

The application proposes to revise the existing Direct Development Control Provision (DC1) to a new DC1 (draft) to add the following uses to the zone:

  • Breweries, Wineries, and Distilleries
  • Cannabis Retail Sales

Because the existing DC1 Zone is embedded within the Central McDougall/Queen Mary Park Area Redevelopment Plan, the relevant text within the plan would also be updated.

Vacant ATCO Gas Site (10571, 10575 and 10577 112 Street NW and 10572, 10574 and 10578 111 Street NW)

A planning application (map) has been approved to rezone property at 10571, 10575 and 10577 112 Street NW and 10572, 10574 and 10578 111 Street NW from Public Utility Zone (PU) to a Direct Development Control Provision (DC1).

The approved rezoning will allow for the vacant site to be developed as a business residential mixed-use site that could allow for a mixture of residential, office, and commercial land uses.

The previous zoning allowed development of public utilities meant for the use for the general population including sewage, electricity, gas, heat, public transportation and other related developments.

The rezoning also included a Plan Amendment to the Central McDougall/Queen Mary Park Area Redevelopment Plan in order to update associated maps.
