Approved rezoning of 18445 and 18485 Stony Plain Road NW allowing for major and minor alcohol sales use.

A planning application has been approved for 18445 and 18485 Stony Plain Road NW. The existing Site Specific Development Control Provision (DC2) was amended to add the major and minor alcohol sales use class to the list of allowable uses in the approved direct control provision. Minor edits to the text were also approved.

Existing Plans

The existing DC2 Provision on the site anticipated development of a retail centre with a major anchor (Walmart) located on the interior south boundary of the site, some smaller complementary retail development along the periphery of the site and an associated stormwater management facility in the southeast corner of the site. Council approved the existing DC2 on March 1, 2004.

Reasons for Rezoning

This change was precipitated as a result of changes to Section 85 of the Zoning Bylaw which amended the regulations regarding the locations of alcohol sales.

The approved revisions to the DC2 are minor revisions and do not alter the intent of the existing DC2. The zoning of this site for DC2 is consistent with Council’s direction regarding the Place La Rue West Plan, which indicated that any site currently zoned DC2 should remain under Direct Control zoning.

Sites that are greater than 2 ha are exempt from the variety of setback rules for alcohol sales. The rezoning of this site will go from DC2 to DC2 to simply add alcohol sales as a use class to the list of uses.
