A planning application (map) has been approved to rezone a property at 17925 Stony Plain Road NW.

The application will allow the rezoning of the site from Highway Corridor Zone (CHY) to Site Specific Development Control Provision (DC2).

The approved rezoning will accommodate the development of a commercial shopping centre with site-specific development controls designed to ensure that development is compatible with the scale and use of neighboring development. The rezoning is also intended to minimize land use conflicts and provide a high quality of development appropriate for the site’s location within an established commercial land use area.

A planning application (map) has been received to rezone property at 10003, 10034, and 10035 182 Street NW, and 18104 100 Avenue NW. The application proposes to revise the existing Site Specific Development Control Provision (DC2). The revised DC2 would allow for the development of a professional financial and business support service, with related accessory uses.

The associated plan amendment to the Place LaRue West Neighbourhood Area Structure Plan would also be required to support the rezoning. The proposed plan amendment will increase the maximum allowable floor area ratio for commercial office complexes from 0.25 to 0.75.
