Proposed rezoning at the northwest corner of 109 Avenue NW and 139 Street NW to allow for two multi-unit residential buildings.

A planning application has been received to rezone the northwest corner of 109 Avenue NW and 139 Street NW. This proposal includes properties at 10904, 10906 and 10908 139 Street NW.

The proposed rezoning is from Single Detached Residential Zone (RF1) to a Site Specific Development Control Provision (DC2).

The proposed DC2 Provision would allow for the development of two multi-unit housing buildings.

From February 22–March 8, 2021, feedback was accepted for this application through the City’s online virtual engagement tool, in lieu of an in-person engagement session.

Input from Edmontonians will be used to inform conversations with the applicant about potential revisions to the proposal to address concerns or opportunities raised. Feedback will also be summarized in the report to City Council when the proposed rezoning goes to a future City Council Public Hearing for a decision.

About The Application

The proposed rezoning is from Single Detached Residential Zone (RF1) to a Site Specific Development Control Provision (DC2).

The proposed DC2 Provision would allow for the development of two multi-unit housing buildings with the following characteristics:

  • A residential building approximately 8.25 metres (approximately 2.5 storeys) in height
  • A maximum of 16 dwellings
  • A maximum site coverage of 50% 
  • Residential entrances fronting 109 Avenue NW and 139 Street NW
