Proposed rezoning of the 100 Avenue and 112 Street corner lots to allow for a high-rise mixed use tower.

A planning application has been received to rezone the northwest corner of 100 Avenue NW and 112 Street NW. This proposal includes 11206, 11208 and 11214 100 Avenue NW as well as 10012 - 112 Street NW.

The proposed rezoning will accommodate the development of a residential tower on a commercial and residential base structure.

The applicant's project name for this proposal is Edmonton Grandin 2 Tower.

Public Engagement Session

Edmontonians were invited to a drop-in engagement session May 28 to learn more about a proposed rezoning at the northwest corner of 100 Avenue NW and 112 Street NW.

The session provided an opportunity for neighbours to learn more about the proposed rezoning and share feedback with the City and the applicant. Feedback will be summarized in a report to City Council when the proposed rezoning goes to a future Public Hearing for a decision.

About The Application

In October 2019, revisions were made to this application. The current zoning is (DC1) Direct Development Control Provision and (RA9) High Rise Apartment Zone. The proposed zoning is for a (DC2) Site Specific Development Control Provision that continues to propose a residential tower on a mixed-use podium but with the following changes:

  • 10012 - 112 Street NW has been added to the development site increasing the site size from 1380 square metres to 2075 square metres
  • The proposed maximum height has been increased from 88.0 metres to 114.0 metres
  • The proposed maximum Floor Area Ratio has been decreased from 12.9 to 12.0
  • The proposed maximum number of Dwellings has been increased from 210 to 310
  • The proposed maximum Tower Floor Plate has been increased from 700 square metres to 820 square metres
  • Setbacks of the building from the property lines have been increased
  • Ground level interfaces have been changed including more townhouse style dwellings facing 112 Street NW

The application still proposes an amendment to the Oliver Area Redevelopment Plan to facilitate the rezoning.
