The purpose of the application is to allow for mixed-use development with commercial and retail uses on the ground floor and residential uses (multi-unit housing) on the upper floors.

Proposed amendments to The Meadows Area Structure Plan (ASP) and Laurel Neighbourhood Structure Plan (NSP) accompany this proposed rezoning.

The current zoning is Residential Small Lot Zone (RSL), Agricultural Zone (AG) and Urban Reserve Zone (AGU). The proposed zoning is for Residential Low-Density (RLD) and Public Utility Zone (PU) to allow a variety of low-density residential uses, including single-detached residential housing, as well as public utility uses.

The rezoning application conforms to the Laurel Neighbourhood Structure Plan (NSP), which designates the sites for low-density residential uses and powerline/pipeline rights-of-way.

Rezoning of an area north of 17 Avenue NW and west of 25 Street NW

A planning application (map) has been received for an area north of 17 Avenue NW and west of 25 Street NW.

The application proposes to rezone the area from Direct Development Control Provision (DC1) to an updated Direct Development Control Provision (DC1). The current DC1 zoning allows for "reverse housing," where development on a site does not face onto a public roadway, and vehicle access is provided from a public lane.

The proposed DC1 zoning keeps most of the regulations and intent, but modifies the specific regulations for garages, required parking (reducing the minimum number from 4 stalls to 3), and allows for both tandem and parallel parking.
