West of 17 Street NW and North of Anthony Henday Drive

A planning application (map) has been received to amend the Laurel Neighbourhood Structure Plan for an area west of 17 Street NW and north of Anthony Henday Drive.

Application Background

In December 2016, property owners were notified of an application to remove plans for a pocket park in the southeast corner of the Laurel neighbourhood.

In September 2017, the application was revised to:

  • Maintain the pocket park and reduce its size from 0.85 ha to 0.4 ha
  • Reduce the size of the park planned north of 14 Avenue NW from 4.7 ha to 4.0 ha
  • Identify a location for a future EPCOR Water booster station

Zoning for the booster station was approved by Council on August 28, 2017 (Bylaw 18137).

The purpose of the booster station is to improve water pressure to approximately 400-1000 lots in the southeast corner of Laurel and future southwest Aster neighbourhood. 

The booster station itself is very small and will produce little to no noise during normal operation.

1010 17 Street NW and 1504 24 Street NW

A planning application (map) has been received proposing to rezone land at 1010 17 Street NW and 1504 24 Street NW. The application proposes to rezone a portion of the sites from Agricultural Zone (AG) and Urban Reserve Zone (AGU) to Residential Small Lot Zone (RSL) to accommodate single-detached housing. 

The proposed rezoning conforms to the Laurel Neighbourhood Structure Plan, which designates these sites for low-density residential uses.

1010 17 Street NW and 810 17 Street NW

planning application (map) has been approved to rezone land at 1010 17 Street NW and 810 17 Street NW. The site is located east of 34 Street NW, west of 17 Street NW and north of the southern boundary of Anthony Henday Drive. 

The previous zoning was Semi-detached Residential Zone (RF4). The approved zoning is Direct Development Control Provision (DC1).

Rezoning Details

The approved rezoning allows the opportunity for more efficient utilization of suburban areas through increased density of single detached housing and by eliminating the requirement of one side setback per lot.

The additional permitted uses allowed under the rezoning include:

  • Limited Group Homes
  • Major Home-Based Business
  • Minor Home-Based Business
  • Residential Sales Centre
  • Secondary Suites
  • Single Detached Housing
  • Urban Gardens
  • Fascia On-premises Signs
