Planning applications received by the City in the Kirkness neighbourhood.

15135 and 15248 Victoria Trail NW

A planning application (map) has been made to rezone properties at 15135 Victoria Trail NW, in the Kirkness neighbourhood, and 15248 Victoria Trail NW, in the Fraser neighbourhood. 

The applicant proposes to change three residential zones in these neighbourhoods; Low Density Infill Zone (RF2), Residential Small Lot Zone (RSL), and Semi-detached Residential Zone (RF4), to Residential Mixed Dwelling Zone (RMD) under this rezoning.

The applicant’s intent is to develop zero lot line single family homes, where one side setback, the distance that a development must be set back from a side lot line, is reduced to 0 metres, and each building is developed on its own lot. The Residential Mixed Dwelling Zone (RMD) zoning is the only standard residential zone which allows for zero lot line homes. 

The Residential Mixed Dwelling Zone (RMD) zone is a low-density zone which allows for single detached, semi-detached housing, and limited row housing. Row housing would be the only additional permitted use allowed under the rezoning. The row housing zone can result in a broader variety of lower-density housing along a street. 

The rezoning conforms to the intent of the Fraser Neighbourhood Area Structure Plan and Kirkness Outline Plan, which both designate the area as low-density residential.

The maps.edmonton.ca tool is what we use to provide more detailed information on an in-progress rezoning application received before April 1, 2017.
To use it, follow these steps:
  1. Go to maps.edmonton.ca, and select "Zoning” from the menu.
  2. Navigate to an area on the map or enter an address to search.
  3. In the top right legend, select the green checkbox for “In progress rezoning applications” to see proposed rezonings for that address.
  4. You should now see more information like the application date, status and a link to the current (more detailed) document(s) in the box at the bottom of the page.
