A planning application (map) has been made to rezone portions of 1303 184 Street SW. 

The current zoning is Semi-detached Residential Zone (RF4) and Residential Small Lot Zone (RSL).

The proposed zoning is for Direct Development Control Provision (DC1) to allow for single and semi-detached housing with reduced side setbacks. The draft DC1 proposal includes:

  • Housing where one side setback is reduced to 0 metres and the other side setback is a minimum of 1.5 metres (for a minimum distance of 1.5 m between homes)
  • Housing where one side setback is reduced to 0.6 metres and the other side setback is a minimum of 1.2 metres (for a minimum distance of 1.8 metres between homes)

1304 170 Street SW

A planning application (map) has been received for a property at 1304 170 Street SW.
The application proposes to rezone the property from Residential Small Lot Zone (RSL) to Single Detached Residential Zone (RF1).

The purpose of the proposed RF1 zoning is to provide the opportunity for more efficient use of suburban areas through increased density of Single Detached Housing by reducing the minimum site width of the Residential Small Lot Zone from 10.4 m to 9.8 m.

The proposed zoning complies with the Keswick Neighbourhood Structure Plan, which identifies the land for low-density residential development (Single/Semi-detached Residential).

Road closure of a portion of 184 Street SW

A planning application (map) has been received for the road closure of a portion of 184 Street SW in the Keswick neighbourhood.

The road closure application proposes to close a portion of the existing 184 Avenue NW, south of Ellerslie Road SW and east of 199 Street SW. A portion of this road is proposed to be consolidated with lots in an adjacent proposed subdivision.

A planning application (map) has been made to rezone a portion of 1703 184 Street SW. The current zone is Row Housing Zone (RF5). The proposed zoning is for Direct Development Control Provision (DC1)

The proposed DC1 zoning would allow for:

  • the development of row housing
  • increased site coverage (up to 42%) and height (up to 12 metres)
  • reduced corner side setbacks (minimum 2.4 metres) for units flanking a public roadway

The rezoning conforms with the associated Keswick Neighbourhood Structure Plan (NSP) and the Windermere Area Structure Plan (ASP).

1003 Keswick Drive SW, 1790 Keene Crescent SW and 1820 Keene Crescent SW

A planning application (map) has been received to rezone land at the SW corner of Hiller Road and 170 Street SW to accommodate a mixed medium-density housing (approximately 4 storeys) and community shopping centre site and adjacent apartment uses.

Proposed Rezoning

Associated applications to amend the Keswick Neighbourhood Structure Plan and the Windermere Area Structure Plan are proposed to enable the rezoning. 

This application is currently being reviewed by the City.
