Proposed rezoning at the northeast corner of Jasper Avenue NW and 115 Street NW to allow for two high-rise mixed-use towers.

A planning application has been received to rezone the northeast corner of Jasper Avenue and 115 Street NW in the Oliver neighbourhood.

The area for the proposed rezoning includes 10107, 10129, and 10133 115 Street NW and 11440 and 11460 Jasper Avenue NW. The proposed rezoning will accommodate the development of two residential towers on commercial and residential base structures.

About the Proposal

The proposed rezoning is from High-Rise Apartment Zone (RA9), and (DC1) Direct Development Control Provision (Oliver Sub Area 8), to a Site Specific Development Control Provision (DC2).

This would allow for the opportunity to develop two high-rise towers:

  • North tower: Approximately 37 storeys (121 metres) with townhouse style units at-grade facing 115 Street and the adjacent lane
  • South tower: Approximately 48 storeys (156 metres) with commercial uses at-grade level facing 115 Street NW, Jasper Avenue NW, and the adjacent lane
  • Up to a total of 800 dwellings
  • Underground parking
