Proposed Rezoning and Plan Amendment
A planning application (map) has been received for a property at 5335 112 Avenue NW.
The application proposes to rezone the property from Single Detached Residential Zone (RF1) to Neighbourhood Convenience Commercial Zone (CNC) and apply the Main Streets Overlay to the site. This rezoning would allow for the historically commercial building on site to operate as such while ensuring the pedestrian and neighbourhood orientation of the development is maintained through the application of the overlay.
An associated amendment to the Highlands Neighbourhood Planning Study has also been proposed to update maps within the planning study.
Council Referral for Further Consideration
The proposed rezoning and plan amendment were discussed as Charter Bylaw 11781 at the March 11, 2019 City Council Public Hearing. The following motion was made at the March 11, 2019 Public Hearing:
“That Item 5.5 and Charter Bylaw 18711 be referred back to Administration to work with the community members and Proponent to consider further options, including direct control zoning, for the potential use of the building and land and return to the June 6, 2019, City Council Public Hearing.”
