A planning application (map) has been received for 3003 127 Street SW, 3150 127 Street SW and 3220  James Mowatt Trail SW. The application proposes to rezone the properties from Agriculture Zone (AG) and Low-Rise Apartment Zone (RA7) to Low-Intensity Business Zone (CB1).

The proposed Low-Intensity Business Zone (CB1) would allow for a greater range of low-intensity commercial and office uses.

There is an associated amendment proposed for the Heritage Valley Neighbourhood Area Structure Plan (NASP) to re-designate the subject site from Medium Density Residential uses to Neighbourhood Commercial uses.

Road closure of a portion of 30 Avenue SW east of 127 Street SW

A planning application (map) has been made to close portions of 30 Avenue SW east of 127 Street SW. If the closure is approved, the closed road will be consolidated with adjacent properties and become part of the future development of the site. The closure will enable future development of the area, and conforms with the Heritage Valley Neighbourhood Area Structure Plan and the planned alignment of future roads.

127 Street SW south of 28 Avenue SW and north of 35 Avenue SW
Proposed Road Closures

Two planning applications have been received for portions of 127 Street SW south of 28 Avenue SW and north of 35 Avenue SW.

These applications propose to close the north (LDA19-0166 map) and south (LDA19-0167 map) portions of 127 Street SW, in the Heritage Valley Town Centre neighbourhood. If the road is closed, land will be consolidated to the east for future redevelopment. The road closures align with the proposed road network in the Heritage Valley Town Centre Neighbourhood Area Structure Plan.

3304-127 Street SW and 11910-35 Avenue SW

A planning application (map) has been received for a property at  3304 127 Street SW.

The application proposes to rezone the property from Public Parks Zone (AP) and Low Rise Apartment Zone (RA7) to Urban Services Zone (US) and Direct Development Control Provision (DC1).

The proposed Urban Services Zone (US) would allow for the development of a high school. The proposed Direct Development Control Provision (DC1) would allow opportunities for medium density residential housing, such as row housing and stacked row housing. 

The application also proposes plan amendment to allow the use of direct control provisions within the Heritage Valley Town Centre Neighbourhood Area Structure Plan.
