The existing home-based business, which has been operating within the building since 2016, has become the principal use and necessitated this zoning change. The approved application rezones from Small Scale Infill Development Zone (RF3) to Site Specific Development Control Provision (DC2).

This allows Health Services and Professional, Financial and Office Support Services uses within the existing single-detached dwelling.  

The uses are limited to only allow the development within the existing structure under the RF3 regulations or a new Health Service use or a Professional, Financial and Office Support Services as per the proposed DC2 Zoning.

The approved DC2 zoning also permits Single-Detached Housing, allowing for the existing structure to convert back to a residential dwelling, if desired.

Any redevelopment will be compatible with and maintain the existing residential character of the surrounding neighbourhood.

There will be no additions to the existing structure if the owner relocates the business. Any redevelopment will be according to the RF3 zone.

This rezoning application has completed review by the administration, and a recommendation was made to City Council.

The approved rezoning was heard at a City Council Public Hearing. The public was notified of the Public Hearing date. The file was rescheduled to July 10, 2017 at the applicant's request.
