Approved Applications
A planning application (map) has been accepted for portions of a property at 504 Parsons Road SW. The application has two components:
The first component is a rezoning of portions of the property from Commercial Mixed Business Zone (CB3) to Public Utility Zone (PU), Commercial Mixed Business Zone (CB3) to General Business Zone (CB2), and Public Utility Zone (PU) to Commercial Mixed Business Zone (CB3). The intent of the rezoning is to reduce, reconfigure and relocate land use for stormwater management and to marginally add to the amount of commercial land identified within the area north of Ellerslie Road SW and west of the Canadian Pacific rail line.
The Zoning Bylaw is also amended by adding a portion of the subject rezoning property that is next to Gateway Boulevard NW, to Appendix 1 of Section 813 - Major Commercial Corridors Overlay.
The second component is an application to amend the Ellerslie Area Structure Plan (ASP) to align the land use identification for a stormwater facility in the northwest corner of the plan area and to amend the text to include the addition of the deferral of technical studies to Subdivision and Development Permit stages for the rezoning area. The plan amendment also includes text to require development permit circulation for any substantive development application that is next to the rail line and/or contains a pipeline easement, is circulated to the operators of these facilities.
