A planning application (map) has been received proposing to rezone a portion of 230 Parsons Road SW and 604 Parsons Road SW.

The application proposes changing the zoning from Ellerslie Industrial Business Zone to Site Specific Development Control Provision (DC2).

The proposed rezoning seeks to include four additional commercial uses not found in the Ellerslie Industrial Business Zone:

  • General Retail Stores
  • Hotels
  • Major Alcohol Sales
  • Minor Alcohol Sales

Portions of 230 Parsons Road SW and 604 Parsons Road SW (West of Rail Line)

A planning application (map) has made for a plan amendment, rezoning and text amendment for a portion of 230 Parsons Road SW and 604 Parsons Road SW.

The application proposes to rezone the properties from General Business Zone (CB2) and Commercial Mixed Business Zone (CB3) to create a Special Area Zone: the Ellerslie Mixed Use Zone (EMU).

The proposed Ellerslie Mixed Use Zone will allow for the development of commercial, residential and community uses. The Ellerslie Mixed Use Zone will provide the opportunity for residential uses; row housing and stacked row housing, not found under the current zoning.

A plan amendment and text amendment to the Ellerslie Area Structure Plan are required to support the proposal.
