3304 127 Street SW and 803 and 835 Daniels Way SW

A planning application (map) has been received for properties at 3304 127 Street SW and 803 and 835 Daniels Way SW.

The application proposes to rezone the properties from Low-Rise Apartment Zone (RA7) and Direct Development Control Provision (DC1) to Medium-Rise Apartment Zone (RA8), Row Housing Zone (RF5) and Direct Development Control Provision (DC1).

The rezoning from RA7 to RA8 would increase the maximum building height from 4 storeys to approximately 6 storeys. The proposed rezoning would also adjust the RF5 and DC1 zoning boundary lines to match existing property lines. An application has been made to amend the Desrochers Neighbourhood Area Structure Plan (NSP) to enable the rezoning and allow for the increased height.

3303 141 Street SW

A planning application (map) has been received for a property at 3303 141 Street SW.

The application proposes a rezoning of several separate areas within the property which are currently zoned Low-Rise Apartment Zone (RA7) and Shopping Centre Zone (CSC)

703 Daniels Way SW

A planning application (map) has been made to rezone a portion of 703 Daniels
Way SW in the Desrochers neighbourhood. 

The current zoning is Neighbourhood Convenience Commercial Zone (CNC).
The proposed zoning is for Low-Intensity Business Zone (CB1), to allow for low-intensity commercial, office and service uses.

Because the site is located within 200 metres of a future LRT stop, the Main Streets Overlay will apply. The purpose of the overlay is to encourage and strengthen the pedestrian-oriented character of commercial developments near LRT stops. 

The proposed rezoning conforms with the Desrochers Neighbourhood Area Structure Plan, which designates this site for Neighbourhood Commercial uses.

3304 127 Street SW

A planning application (map) has been approved to rezone portions of 3304 127 Street SW from Row Housing Zone (RF5) and Low-Rise Apartment Zone (RA7) to Residential Mixed Dwelling Zone (RMD). The zoning will accommodate the development of a range of dwelling types, including single detached housing, semi-detached housing, and a limited amount of row housing uses.

The application also included an associated amendment to the Desrochers Neighbourhood Area Structure Plan. The amendment changes the land use statistics and land use concept map to reflect the change in zoning. No changes are proposed to the objectives of the plan.
