Public Hearing Procedures

Public Hearings for planning applications are being held remotely, and opportunities are being provided to allow the public to submit their comments/concerns either in writing or by registering to speak remotely.

3303 141 Street SW

A planning application (map) has been made to rezone 3303 141 Street SW.

The current zoning is Residential Mixed Dwelling Zone (RMD) and Medium Density Multiple Family Zone (RF6).

The proposed zoning is for a Site Specific Development Control Provision (DC2) to allow for Single Detached Housing on shallow lots which efficiently utilize underdeveloped suburban land, as part of a multi-unit development.

An associated application has been made to amend the Desrochers Neighbourhood Area Structure Plan (NASP) to enable the rezoning.

3150 127 Street SW

A planning application (map) has been made to rezone a portion of  3150 127 Street SW.

The current zoning is Agricultural Zone (AG). The proposed zoning is for Residential Mixed Dwelling Zone (RMD) to allow for a range of dwelling types and densities, including Single Detached, Semi-detached, and Row Housing, that provides for more efficient utilization of land in developing neighbourhoods.

The proposed rezoning conforms to the associated Desrochers Neighbourhood Area Structure Plan (NASP).

3304 127 Street SW

An application (map) has been approved to rezone a portion of 3304 127 Street SW in the Desrochers neighbourhood. 

The current zoning is Agricultural Zone (AG). The approved zoning is for Low-Intensity Business Zone (CB1) to allow for low-intensity commercial, office, and service uses located along arterial roadways that border residential areas. The subject lot would be consolidated with the adjacent CB1 parcel of land.

The approved rezoning conforms to the associated Desrochers Neighbourhood Area Structure Plan (NASP).

3303 141 Street SW

A planning application (map) has been made to rezone 3303 141 Street SW.

The current zoning is Residential Mixed Dwelling Zone (RMD), Natural Areas Protection Zone (NA), and Urban Services Zone (US).
The proposed zoning is for a Site Specific Development Control Provision (DC2) and Low-Rise Apartment Zone (RA7). The proposed DC2 zone would allow for multi-unit housing in the form of row housing that would be developed on individual shallow lots with a private amenity area within a fenced front yard. The proposed RA7 zone would expand a larger RA7 site to the west.

The proposal conforms with the associated Desrochers Neighbourhood Area Structure Plan.

3304 127 Street SW and 803 and 835 Daniels Way SW

A planning application (map) has been received for properties at 3304 127 Street SW and 803 and 835 Daniels Way SW.

The application proposes to rezone the properties from Low-Rise Apartment Zone (RA7) and Direct Development Control Provision (DC1) to Medium-Rise Apartment Zone (RA8), Row Housing Zone (RF5) and Direct Development Control Provision (DC1).

The rezoning from RA7 to RA8 would increase the maximum building height from 4 storeys to approximately 6 storeys. The proposed rezoning would also adjust the RF5 and DC1 zoning boundary lines to match existing property lines. An application has been made to amend the Desrochers Neighbourhood Area Structure Plan (NSP) to enable the rezoning and allow for the increased height.

3303 141 Street SW

A planning application (map) has been received for a property at 3303 141 Street SW.

The application proposes a rezoning of several separate areas within the property which are currently zoned Low-Rise Apartment Zone (RA7) and Shopping Centre Zone (CSC)

703 Daniels Way SW

A planning application (map) has been made to rezone a portion of 703 Daniels
Way SW in the Desrochers neighbourhood. 

The current zoning is Neighbourhood Convenience Commercial Zone (CNC).
The proposed zoning is for Low-Intensity Business Zone (CB1), to allow for low-intensity commercial, office and service uses.

Because the site is located within 200 metres of a future LRT stop, the Main Streets Overlay will apply. The purpose of the overlay is to encourage and strengthen the pedestrian-oriented character of commercial developments near LRT stops. 

The proposed rezoning conforms with the Desrochers Neighbourhood Area Structure Plan, which designates this site for Neighbourhood Commercial uses.

3304 127 Street SW

A planning application (map) has been approved to rezone portions of 3304 127 Street SW from Row Housing Zone (RF5) and Low-Rise Apartment Zone (RA7) to Residential Mixed Dwelling Zone (RMD). The zoning will accommodate the development of a range of dwelling types, including single detached housing, semi-detached housing, and a limited amount of row housing uses.

The application also included an associated amendment to the Desrochers Neighbourhood Area Structure Plan. The amendment changes the land use statistics and land use concept map to reflect the change in zoning. No changes are proposed to the objectives of the plan.
