A planning application (map) has been received for rezoning of a property at 17303 50 Street NW. The applicant proposes to rezone the site from Agricultural Zone (AG) to Direct Development Control Provision (DC1), Residential Small Lot Zone (RSL), and Row Housing Zone (RF5).
The proposed zoning would allow for the development of a mix of low and medium-density housing as single detached and row housing. The proposed Direct Development Control Provision (DC1) allows for zero-lot line single detached housing. In zero lot line housing developments, one side setback, the distance that a development must be set back from a side lot line, is reduced to 0 metres, and each building is developed on its own lot.
The proposed rezoning conforms with the Cy Becker Neighbourhood Structure Plan (NSP), which designates this site for low-density residential and row housing.
