A planning application (map) has been received to rezone portions of land in the Crystallina Nera East and Crystallina Nera West neighbourhoods.
The properties are at 17350 66 Street NW and 18104 66 Street NW.
The current zoning is Agricultural Zone (AG).
The proposed zoning includes a Direct Development Control Provision (DC1), as well as:
- Low Intensity Business Zone (CB1)
- Planned Lot Residential Zone (RPL)
- Public Parks Zone (AP)
- Public Utility Zone (PU)
- Residential Small Lot Zone (RSL)
- Row Housing Zone (RF5)
- Semi-detached Residential Zone (RF4)
The proposed zoning would allow for the following uses:
- Single detached housing
- Semi-detached housing
- Row housing
- Low intensity commercial development
- A portion of a school/park site
- A portion of a stormwater management facility
This application also includes amendments to the Edmonton North Area Structure Plan (ASP) and the Crystallina Nera East Neighbourhood Structure Plan (NSP) to reflect the proposed rezoning.
The Crystallina Nera East Neighbourhood Structure Plan map shows the current land uses, and the Crystallina Nera East Neighbourhood Structure Plan amendment map shows the proposed land uses.
