This application proposes to rezone the property from Urban Reserve Zone (AGU) to Urban Services Zone (US) to allow for the development of a school and park site. The proposed rezoning conforms to the Heritage Valley Servicing Design Concept Brief and Chappelle Neighbourhood Structure Plan (NSP).

A planning application (map) has been received for a property at 6611 Crawford Landing SW. The application proposes to rezone the property from Residential Small Lot Zone (RSL) to Semi-detached Residential Zone (RF4). The rezoning would allow for the opportunity to develop semi-detached housing.

2820 156 Street SW

A planning application (map) has been received for a property at 2820 156 Street SW. 
The application proposes to rezone the property from Agricultural Zone (AG) to Public Parks Zone (AP), Metropolitan Recreation Zone (A), and Residential Small Lot Zone (RSL).

The proposed zoning will allow for a public park, protection of ravine land, and single detached houses with front attached garages. 

An associated application proposes to amend the Chappelle Neighbourhood Area Structure Plan to enable the rezoning. The amendment removes row housing, and readjusts the locations of the low-density residential and low-rise apartment areas.

Road closure of a portion of 156 Street SW

A planning application (map) has been made to close a portion of 156 Street SW road right-of-way.  

The proposed road closure is in accordance with the Chappelle Neighbourhood Area Structure Plan and the future alignment of 28 Avenue SW.

If the closure is approved, the closed road right-of-way will be consolidated with adjacent properties and will become part of any future development of the site.

Road closure of a portion of 156 Street SW north of Chegwin Wynd

The application (map) proposes to close a portion of 156 Street SW located north of Chegwin Wynd. The road closure application proposes three options for the closed roadway:

  • Area A will be closed to traffic for the purpose of a shared use path
  • Area B will be closed and developed with low-density residential housing
  • The applicant proposes to consolidate Area C with the park to the east

The application conforms with the Chappelle Neighbourhood Area Structure Plan, which designates the site as Greenway Road Right of Way, low-density residential, and public park.

The closed area may be available for sale to neighbouring land owners. 

The proposed road closure conforms with the Chappelle Neighbourhood Structure Plan, which designates these areas for residential development and a public greenway.

3103 156 Street SW, 1325, 1327, 1329, 1331, 1333, 1335, 1337 and 1339 Chappelle Boulevard SW

A planning application (map) has been made to rezone lands at 3103 156 Street SW, 1325, 1327, 1329, 1331, 1333, 1335, 1337 and 1339 Chappelle Boulevard SW. 

This application proposes to rezone the subject lands from Row Housing Zone (RF5) to Site Specific Development Control Provision (DC2). The DC2 zone proposes to introduce row housing with reduced yards, primary vehicle access from a lane and opportunities for suites.

This application is in conformance with the Chappelle Neighbourhood Area Structure Plan (NASP) which designates the subject site for Street-Oriented (SO) Residential Housing. The use of a Direct Control Provision is encouraged in order to incorporate unique street-oriented design with smaller yards.

The proposed DC2 provision is introducing two new use classes:

Chappelle Accessory Suites

This means a dwelling located within a residential building as an accessory to the main dwelling. A Chappelle Accessory Suite has cooking facilities, food preparation, sleeping and washroom facilities which are physically separate from those of the main dwelling within the building. 

Chappelle Lane Suite 

This means an accessory dwelling located primarily above a detached garage, with cooking facilities, food preparation, and sleeping areas on the upper level, and washroom facilities on the ground level. These dwellings are separate from the principal dwelling on the site.

Road closure of a portion of unconstructed lane west of Chappelle Way SW and south of Chivers Loop SW

A planning application (map) has been made to close a portion of unconstructed lane west of Chappelle Way SW and south of Chivers Loop SW in the Chappelle neighbourhood. The lane is no longer required as the adjacent lots are now planned to have front drives. Should the closure be approved, the land associated with the closed lane will be consolidated with the adjacent lots. 

The proposed road closure conforms with the associated Chappelle Neighbourhdood Area Structure Plan.

A planning application (map) has been received for a portion of lands south of 28 Avenue SW and east of 156 Street SW.

The application proposes to rezone the area from Residential Small Lot Zone (RSL) to Residential Low Density Zone (RLD). The rezoning will enable a range of housing types to use land and infrastructure more efficiently.

3103 156 Street SW

A planning application (map) has been received to rezone land at 3103 156 Street SW. The proposed Direct Development Control Provision (DC1) provides an opportunity for low-density residential housing, also known as reverse housing, where residential uses face a greenway and vehicle access is provided by a public lane. 

The proposed zoning would amend the current DC1 regulations to allow more opportunities for secondary suites within the existing zone, as well as to enable a denser form of single-detached housing.
