A planning application (map) has been made to rezone lands at 3103 156 Street SW, 1325, 1327, 1329, 1331, 1333, 1335, 1337 and 1339 Chappelle Boulevard SW.
This application proposes to rezone the subject lands from Row Housing Zone (RF5) to Site Specific Development Control Provision (DC2). The DC2 zone proposes to introduce row housing with reduced yards, primary vehicle access from a lane and opportunities for suites.
This application is in conformance with the Chappelle Neighbourhood Area Structure Plan (NASP) which designates the subject site for Street-Oriented (SO) Residential Housing. The use of a Direct Control Provision is encouraged in order to incorporate unique street-oriented design with smaller yards.
The proposed DC2 provision is introducing two new use classes:
Chappelle Accessory Suites
This means a dwelling located within a residential building as an accessory to the main dwelling. A Chappelle Accessory Suite has cooking facilities, food preparation, sleeping and washroom facilities which are physically separate from those of the main dwelling within the building.
Chappelle Lane Suite
This means an accessory dwelling located primarily above a detached garage, with cooking facilities, food preparation, and sleeping areas on the upper level, and washroom facilities on the ground level. These dwellings are separate from the principal dwelling on the site.
