A planning application (map) has been received proposing to close a portion of ​the previous 30 Avenue SW location in Cavanagh, located south of the new 30 Avenue SW location and east of 111 Street SW.

Once closed, it is proposed that the ​closure​ area will be consolidated with the adjacent ​lands to accommodate subdivision of land.

The application proposes rezoning the site from Public Parks Zone (AP) and Residential Mixed-Dwelling Zone (RMD) to Metropolitan Recreation Zone (A).

The application proposes to clean up the zoning based on updates to the geotechnical report for the area, within the Cavanagh neighbourhood. The geotechnical studies were completed, which then revised the top-of-bank area, requiring some adjustments to zoning.

A planning application (map) has been made to rezone 11102 30 Avenue SW, 11104 30 Avenue SW and 1117 30 Avenue SW.

The current zoning is Agricultural Zone (AG) and Low-Rise Apartment Zone (RA7).

The proposed zoning is for Metropolitan Recreation Zone (A), Public Parks Zone (AP), Residential Low-Density Zone (RLD), and Medium Rise Apartment Zone (RA8). These zones will allow low-rise (up to 4 storeys in height) and medium-rise (up to 6 storeys in heights) multi-unit housing, a variety of low-density residential uses, public park space, and the protection of a natural area.

An associated amendment to the Cavanagh Neighbourhood Area Structure Plan (NASP) is also proposed to enable the proposed rezoning.
