The proposed rezoning supports the direction outlined in the City Plan: Enable ongoing residential infill to occur at a variety of scales, densities and designs within all parts of the residential areas.

The application proposes to rezone the property from Neighbourhood Convenience Commercial Zone (CNC) to Low-Intensity Business Zone (CB1).

The proposed rezoning to CB1 will allow the development of a greater range of low-intensity commercial, office and service uses than the current CNC Zone, including, but not limited to Cannabis Retail Sales and Automotive and Minor Recreation Vehicle Sales/Rentals.
