The CB1 Zone provides for low-intensity commercial, office and service uses located along arterial roadways while the IB Zone provides for industrial businesses that carry out their operations so that no nuisance is created or apparent outside an enclosed building and is compatible with adjacent non-industrial zones.

The property is currently zoned Single Detached Residential Zone (RF1). The proposed zone is the Small-Scale Infill Development Zone (RF3).

The proposed RF3 Zone allows for a mix of small-scale housing, such as single-detached housing, semi-detached housing and small-scale multi-unit housing.
