The RF3 zone allows for the development of a mix of small scale residential housing including Multi-unit Housing. Where Multi-unit Housing is in the form of row housing, secondary suites are also allowed. The proposed rezoning supports the direction outlined in the City Plan: Enable ongoing residential infill to occur at a variety of scales, densities and designs within all parts of the residential areas.
The proposed rezoning to CB1 will allow the development of a greater range of low-intensity commercial, office and service uses than the current CNC Zone, including, but not limited to Cannabis Retail Sales and Automotive and Minor Recreation Vehicle Sales/Rentals.
The approved rezoning to Small Scale Infill Development Zone is to facilitate the applicant's stated intent to develop a 4-unit rowhouse complex with Secondary Suites (basement suites). The site is identified as Single Family District in the Calder Neighbourhood Improvement Plan.
