A planning application (map) has been received for the Quarters area between 92 Street NW and 97 Street NW and 101 Avenue NW and 103A Avenue. 
The application proposes to rezone the area from Direct Development Control Provision (DC1) to a revised Direct Development Control Provision (DC1)
The purpose of this rezoning application is to update the existing Direct Control (DC1) provisions in the Quarters by adding newly defined uses, make minor adjustments to development regulations and update the provision text of the new DC1s to align with current Zoning Bylaw standards.

Existing Quarters DC1 Provisions:

The applicant proposes no changes to the Zoning Bylaw Quarters Overlay Section 860 nor any proposed amendments to the Quarters Downtown Area Redevelopment Plan.

10434 91 Street NW and 10438 91 Street NW

A planning application has been approved for properties at 10434 91 Street NW and 10438 91 Street NW.

The application proposed to rezone the properties from Low-Rise Apartment Zone (RA7) to Site Specific Development Control Provision (DC2).

This application proposed a DC2 zone which would allow for a six-storey, 75 unit residential apartment building.

Public Engagement

Edmontonians were invited to a drop-in engagement session on Tuesday December 10, 2019 to learn more about a proposed rezoning at 10434 91 Street NW and 10438 91 Street NW.

The engagement session provided an opportunity to learn more about the proposal and share views with the City and the applicant. Feedback will be summarized in a report to be shared at a future City Council Public Hearing.

A planning application (map) has been received to rezone the area located generally between Jasper Avenue NW and 102 Avenue NW, and 96 Street NW and 97 Street NW.

The proposed zoning is for Direct Development Control Provision (DC1), identical to the existing DC1, except with the Cannabis Retail Sales Use added.

The use is subject to Section 70 of the Zoning Bylaw, which provides specific regulations for location and design.
