This application proposes to rezone the property from the Agricultural Zone (AG) to the Low-Intensity Business Zone (CB1), which will enable the development of low-intensity commercial, office and service uses.

The proposed rezoning conforms to the Aster Neighbourhood Structure Plan, which designates the subject area for Commercial uses.

1111 23 Avenue NW and 1303 23 Avenue NW

A planning application (map) has been received for properties at 1111 23 Avenue NW and 1303 23 Avenue NW.

The application proposes to rezone the properties from Agricultural Zone (AG), Public Parks Zone (AP), and Direct Development Control Provision (DC1) to Residential Low-Density Zone (RLD), Public Parks Zone (AP), Agricultural Zone (AG) and Site Specific Development Control Provision (DC2).

The application intends to provide low-density residential under the Residential Low-Density zoning, adjust the boundaries of the parks space under the Public Parks zoning, and provide row housing on shallow lots under the proposed Site Specific Development Control Provision (DC2) zoning.

23 Avenue south of Tamarack Blvd

A planning application (map) has been made to close a portion of the 23 Avenue Government Road Allowance south of Tamarack Boulevard in the Aster neighbourhood.

If the closure is approved by City Council, the closed portions of 23 Avenue will be consolidated with the adjacent lots and subdivided.

The proposed closure conforms with the Aster Neighbourhood Structure Plan, which designates the area for a mixed use development.

1010, 1111 and 1303 23 Avenue NW

A planning application (map) has been made to rezone 1010, 1111 and 1303 23 Avenue NW. The current zoning is Agricultural Zone (AG)
The proposed zoning is for Direct Development Control Provision (DC1) to allow for a mix of commercial and residential uses along a central, publicly accessible, private roadway. An associated application to close a portion of the 23 Avenue Government Road Allowance south of Tamarack Boulevard and east of 17 Street NW is also proposed with a separate application.

The proposed rezoning conforms with the associated Aster Neighbourhood Structure Plan.

1010 23 Avenue NW

A planning application (map) has been made to rezone a portion of 1010 23 Avenue NW in the Aster neighbourhood. The current zoning is Agricultural Zone (AG). The proposed zoning is for Low Rise Apartment Zone (RA7)

The application proposes to rezone a site of approximately 1.72 hectares from Agricultural Zone (AG) to Low Rise Apartment Zone (RA7) as shown on the rezoning map

The proposed RA7 Zone would allow for Apartment Housing, Row Housing, and Stacked Row Housing. The proposal conforms with the Aster Neighbourhood Structure Plan, which designates the site for Medium Density Residential uses.
