Proposed rezoning of the South Scona Parking Lot in Queen Alexandra at 8019 105 Street NW.
A planning application has been received for land at 8019 105 Street NW. The application proposes the development of three residential towers with commercial podiums, as well as publicly accessible parking.
The development is proposed for land located along 105 Street, between 80 Avenue NW and 81 Avenue NW. The land is currently being used as a surface parking lot consisting of approximately 300 publicly accessible stalls.
This application, which was accepted by Planning and Environment Services on July 20, 2018, includes a rezoning and proposed amendments to the Strathcona Area Redevelopment Plan.

Whyte Avenue Commercial Overlay
The Strathcona Area Redevelopment Plan (ARP) is divided into six development areas. The subject site is currently within the Whyte Avenue Commercial development area.
Three objectives, three policies and one map will require amending within the Strathcona ARP to accommodate the proposed rezoning. Current objectives and policies require the retention of low-rise built form and low density.

Technical reports submitted by the applicant are currently under review by the City to determine the technical feasibility of the proposal.
They include a Traffic Impact Assessment, Servicing Report, Environmental Site Assessment, Sun Shadow Study and Pedestrian Wind Statement.
Once these reports have been accepted as accurate by City staff, they will be published on this webpage.
