Site and Policy Context
The site is located within the southwestern portion of the Griesbach neighbourhood. The site is currently zoned DC2.1144 and allows for a limited range of low-intensity interim land uses, as explained in the Griesbach Neighbourhood Area Structure Plan.
The site is next to lands zoned General Business Zone (CB2) to the south and DC2.1144 Provision to the west. The CB2 zone allows for commercial uses with limited residential uses, while the DC2 Provision allows for a limited range of low-intensity and interim land uses.
This site is within a 200-metre radius of the future Metro Line NW LRT Extension at Castle Downs Road and 137 Avenue. The Metro Line will extend from Churchill LRT Station in downtown Edmonton to Campbell Road near St. Albert. The future station development will be guided by the Transit-Oriented Development Guidelines (TOD). The Castle Downs Road and 137 Avenue sites are identified as neighbourhood LRT stations within the guidelines. The guidelines will help residents and community groups understand the nature of development that could occur close to LRT stations and transit centres.

The City Plan identifies 137 Avenue as a primary corridor: a prominent urban street designed for living, working and moving. It serves as a destination in itself but also provides critical connections throughout the city and beyond. Primary corridors include a wide range of activities supported by mixed-use development and mass transit.
