A planning application has been received to rezone 5125 4 Avenue SW and 5240 Ellerslie Road SW in the Charlesworth neighbourhood.
About the Proposal
The purpose of the application is to rezone the lands in the mixed-use Charlesworth area, which is envisioned as a pedestrian-friendly community commercial area that includes commercial, residential, office, entertainment and institutional uses.
Public events and online opportunities will allow residents, communities, businesses, and industry representatives to provide input throughout the process.
The existing natural tree stand on the north part of the site is no longer sustainable, leading to the proposed rezoning.
The proposed rezoning to Public Utility Zone (PU), (DC1) Direct Development Control Provision and Low Rise Apartment Zone (RA7) will allow for the development of a fire station by re-designating a natural area to a public utility lot. It will also expand sites designated for commercial and medium density residential housing, make minor changes to the Direct Development Control Provision (DC1) regulations for the pedestrian-friendly community commercial center and remove the Municipal Reserve designation on the site.
