Approved plan amendments and rezoning of 20010 and 20403 Stony Plain Road to develop low density housing in central part of neighbourhood.

Approved Plan Amendments

This planning application amends the Lewis Farms Area Structure Plan and the Stewart Greens Neighbourhood Structure Plan. 

The Stewart Greens Neighbourhood Structure Plan Amendment Map shows the approved areas.

Through these plan amendments the applicant intends to:

  • Revise the neighbourhood boundary to match the actual alignment of Anthony Henday Drive
  • Realign the collector road to provide more logical development blocks
  • Combine two stormwater management facilities to make more efficient use of land
  • Expand the public utility area in the southeast part of the neighbourhood to accommodate a dry pond as part of the stormwater system for the neighbourhood
  • Change the shape of the Institutional (religious assembly) site so that it fits with the new collector road alignment
  • Reconfigure the central park site
  • Introduce Row Housing to the neighbourhood to increase the diversity of housing
  • Remove a Medium Density Residential site in the northeast area of the neighbourhood
  • Add a Medium Density Residential Institutional site to the northwest area of the neighbourhood to accommodate seniors housing

The approved rezoning is to develop low density housing in the central part of the neighbourhood.

The approved zones allow for single-detached, semi-detached and row housing.
