Public Engagement Session

Edmontonians are invited to a drop-in engagement session to learn more about a proposed rezoning at the southwest corner of 103 Avenue NW and 166 Street NW.

The engagement session will be an opportunity to learn more about the proposal and share your views with the City and the applicant. Feedback will be summarized in the report to City Council for consideration at a future City Council Public Hearing.

About The Application

The proposed rezoning is from the Low-Rise Apartment Zone (RA7), with the Medium Scale Residential Infill Overlay to a Site Specific Development Control Provision (DC2).

The proposed DC2 Provision would allow for:

  • A mix of housing types ranging from row housing, stacked row housing and apartment housing
  • A maximum density of 350 dwelling units
  • Heights ranging from 10 to 34 metres (approximately 2 to 10 storeys)
  • A maximum Floor Area Ratio (FAR) of 1.7 

In addition, an associated application has been made to amend the Jasper Place Area Redevelopment Plan (ARP) to change current policy that does not support a development of this intensity at this location.  The amendments include:

  • Additional language in policy BY4 that would allow for the development of mid-rise apartment housing up to 10 storeys
  • Relaxations to maximum facade lengths if other means of design that supports walkability can be implemented
  • Direction for appropriate transitions from mid-rise apartment housing to the existing single detached housing
