Builders constructing a detached garage or carport must obtain development and building permits and if the construction involves mechanical work, the appropriate mechanical permits.
The development permit regulates where on the property the garage or carport can be located. The building permit regulates design and construction.
If your garage construction involves a garden suite, different regulations and application forms apply to this work. Garden suites are treated similar to new house construction, where the fees are determined by the square footage of the building.

Guidelines for the detached garage or carport's height, location, distance from property lines etc. will vary depending on what zoning your property has and what overlay schedules apply to that property.
To verify the zoning of a property, please visit our office (see address below) or do an address search on the Edmonton Maps Application.
If the address is identified is part of a mature neighbourhood overlay, please review the Mature Neighbourhood Overlay to learn about regulations and requirements for developing a property.

These guidelines are for properties zoned as RF1 (residential single family), but are not part of the Mature Neighbourhood overlay.
Garages cannot be built over a gas line. Contact ATCO Gas at 780-424-5222 if the buried line requires relocating.
The Alberta Building Code regulates the structure's construction and safety. Please direct all related inquiries to a Safety Codes Officer at our office.

Development and Building Permits
Construction of a Detached Garage or Carport requires a development permit and a building permit.
The development permit regulates where on the property the garage or carport can be located, and the building permit regulates design and construction. These permits are combined in the Detached Garage Application form.

To apply for a Detached Garage or Carport permit, fill in the:
Attach the following items and bring/send to our office:
- A Site Plan showing:
- North arrow
- Municipal address and legal description
- Dimensions of the site (property lines)
- Setbacks(to Accessory Building)
- Front setback (distance between Accessory Building and house)
- Side Setbacks (Both sides)
- Rear yard Setback (shortest distance perpendicular to property line)
- Location and dimensions of proposed and existing buildings/structures
- Outline and dimensions of the dwelling, cantilevers, decks and other projections
- Location of existing and proposed accesses to the site
- Adjacent City streets, lanes, and lots
- Right-of-way setbacks, easements and utility rights-of-way, if any
- Construction details and Height of Garage (see application form above)
- All application fees

If the residential development permit is for a new building that will be larger than 47 square metres (506 sq. ft.), or an addition to or an alteration of an existing building that will result in the building being larger than 47 square metres (506 sq. ft.) you also need to complete and submit the following:
- Abandoned Wells Confirmation form
- Printout of the map(s) used to confirm the absence/presence of abandoned well(s)
A Development Officer reviews the application using the Zoning Bylaw regulations. Once your development permit is approved, the plans are then examined by a Safety Codes Officer using the Alberta Building Code.

Only a final inspection is required for a garage or carport. Contact our office at 311 to arrange for the final inspection once the garage or carport is completed.
To prepare for the required inspections in occupied homes, please ensure:
- An individual 18 years of age or older who is responsible for the property is present during the inspection
- Clear and unobstructed access to all areas of inspection is provided
- All pets are securely contained
Please note: the Safety Codes Officers are required to wear shoes while performing their duties in your home.
