The Zoning Bylaw contains a range of residential zones to accommodate all housing types -- from low density single family homes to high density apartment buildings. These zones are intended to create a spectrum of increasing density in the City.
The RA9 (High Rise Apartment) zone is intended to provide for Edmonton’s highest density residential zone. Currently, this zone sees limited use in the City, with high density development favoring Direct Control provisions over a conventional zone.
The City is examining the High Rise Apartment zone to identify the causes for underutilization. Through the review of the RA9 zone, and high density Direct Control provisions, opportunities for amendments will be considered. Potential amendments to high rise zones will be identified and discussed through this process.
This project is at the stakeholder/public input and draft regulations stage.
A recommendation report with proposed zoning bylaw changes went to Executive Committee for discussion on November 19, 2012.
Proposed regulations are currently being drafted and will be revised based on internal and external stakeholder consultation. A new draft of amendments will be created as a result of this consultation process prior to presentation at City Council Public Hearing. The target date for this amendment to go to City Council Public Hearing is in early 2015.
