In 2006, the vacant school building site at 3015-151 Avenue in Kirkness was declared surplus by local school boards and approved by City Council for development into townhomes under the City’s First Place program.

The new townhomes will only be developed on the 1.4 ha of land that was previously set aside for a school building. The remaining 11.46 ha of open space surrounding the housing development will be retained by the City and continue to serve sports, recreation and community uses as identified in the original neighbourhood structure plan.

 

What's Being Built?

Many Edmontonians dream of owning their own home but don’t have the financial resources to make it happen. Young professionals, single parents and residents in middle income brackets can find it particularly tough to break into Edmonton’s housing market, which is one of the most expensive in Canada.

The City’s First Place Program teams with banks and builders to develop vacant surplus school building sites into attractive townhomes.  The homes are market priced, with a five-year deferral on the land portion of the mortgage, making them more accessible to first time buyers.

A public design engagement process involving selected community volunteers helps to shape development in each neighbourhood. This forms the basis for the development permit approval process that follows.

Construction and New Home Sales

Construction and new homes sales for the Kirkness First Place townhomes is now underway.

Construction
Construction of the First Place townhomes in Kirkness started in July 2016.  The homes will be built in accordance with the final design plans developed through the design engagement process that was completed by the builder, Landmark Homes, in 2015.  For detailed information on status of the development process, including safety guidelines and who to contact if you have questions or concerns,  please visit the Landmark Kirkness First Place website

Sports Field Bookings

Users of the sports field on site have been advised of the changes underway and are being accommodated on other sports fields. Questions about sports field’s bookings may be directed to sportsfieldbookings@edmonton.ca or 780-442-4548.

Design Engagement

The community design engagement process provided an opportunity for the Hairsine Community league and Kirkness community members to meet with the builder and discuss elements to help ensure the development was a good “fit” within the existing community – including orientation, massing and rooflines, access, vistas, and design details.
