Industrial Heights: 6110 Yellowhead Trail NW

A planning application (map) has been received for a property at 6110 Yellowhead Trail NW. This application has two components; a road closure and rezoning.

Road Closure

This application is the first of several road closures to enable the Yellowhead Freeway Conversion Project. If approved, access from 62 Street NW to Yellowhead Trail will be permanently closed. Once closed, portions of road rights-of way will be consolidated and swapped for land required for a turnaround located on Lot 1, Block 1, Plan 962 1952.

Rezoning

This application proposes to rezone a portion of 125 Avenue from Industrial Business Zone (IB) to Heavy Industrial Zone (IH), to allow for the continued development of industrial uses.

A planning application has been received for portions of a road near 12710 50 Street NW and 5017 127 Avenue NW. The application proposes to close a portion of 50 Street NW road right-of-way in the Kennedale Industrial neighbourhood. 

If the closure is approved, the closed road right-of-way will be consolidated with the adjacent property at 5017 127 Avenue NW. If approved, the land area gained through this road closure will form part of a future comprehensive redevelopment of this commercial centre. 

The proposed closure conforms with the Kennedale Industrial Area Structure Plan.

Northwest

McArthur Industrial: 13325 St. Albert Trail

The application proposed to rezone the properties from Agricultural Zone (AG) to Medium Industrial Zone (IM) and Public Utility Zone (PU). The purpose of the Medium Industrial Zone is to provide for manufacturing, processing, assembly, distribution, service and repair uses.

A 1 metre wide strip of land is being added to an existing Public Utility lot on the southern part of the site in order to accommodate the necessary emergency access.

Southeast

Area north of 63 Avenue NW, south of 78 Avenue NW, east of 105 Street NW, and west of the CPR Irvine Rail Corridor

A planning application (map) has been received for the area north of 63 Avenue NW, south of 78 Avenue NW, east of 105 Street NW, and west of the CPR Irvine Rail Corridor. 

The area includes the mixed commercial and industrial areas along Calgary Trail and Gateway Boulevard as well as an area in the eastern edge of the Allendale neighbourhood.

The purpose of the application is to change the zoning from Direct Development Control Provision (DC1) to a revised Direct Development Control Provision (DC1).

The proposed DC1 zoning will be identical to the existing DC1, except with the use Cannabis Retail Sales added and a few minor text updates to reflect current department names, use names and administrative changes. 

Cannabis Retail Sales is subject to Section 70 of the Edmonton Zoning Bylaw, which provides specific regulations for location, separation distances and design.

A planning application (map) has been received for a road closure of a portion of road at 6910 Meridian Street NW. If approved, the 190 square metre road closure area will result in the creation of a small parcel of land. The application proposes to rezone the sites from Site Specific Development Control Provision (DC2) to Site Specific Development Control Provision (DC2).

The proposed rezoning will create two separate Site Specific Development Control Provisions (DC2).
