A planning application (map) has been made to rezone 25219 17 Street NE.

The current zoning is Agricultural Zone (AG).

The proposed zoning is Edmonton Energy and Technology Park Medium Industrial Zone (EETIM). The purpose of this zone is to provide an opportunity for industrial development, including manufacturing and logistic uses, within the extent of the Edmonton Energy and Technology Park Area Structure Plan.

Commercial uses will be allowed within service commercial nodes, which will be restricted in location and size to preserve the industrial character of the zone. Development in this zone shall be designed and constructed with a high standard of appearance and urban design, and with regard to the environment through the use of green building technology and green design elements.

The applicant intends to bring an existing general industrial use into conformance with the current zoning bylaw and as outlined in the Edmonton Energy and Technology Park Area Redevelopment Plan. The subject property falls within the Edmonton Energy Park Medium Industrial Precinct (EETIM).

Road Closure

This application is the first of several road closures to enable the Yellowhead Freeway Conversion Project. If approved, access from 62 Street NW to Yellowhead Trail will be permanently closed.

Rezoning

This application proposes to rezone a portion of 125 Avenue from Industrial Business Zone (IB) to Heavy Industrial Zone (IH), which is required to avoid split zoning once the road closure areas are consolidated with adjacent land.

Kennedale Industrial: 5503 130 Avenue

Two associated planning applications have been received which affect a property at 5503 130 Avenue NW.

Proposed Rezoning
A rezoning application has been received to rezone the property at 5503 130 Avenue NW. 
The purpose of the application, LDA20-0255 (map), is to rezone the site from Medium Industrial Zone (IM) to Business Industrial Zone (IB) to allow for a Religious Assembly in an existing building. To accommodate the proposed rezoning, an amendment to the Kennedale Industrial Area Structure Plan to redesignate the site from Medium Industrial uses to Industrial Business uses is required.

Proposed Road Closure
A separate associated application, LDA20-0357, which proposes to close a portion of road right-of-way, is currently under review. The proposed road closure area is located south of 130 Avenue NW between 55 Street NW and 56 Street NW and has been declared surplus by the City. Once closed, the laneway will be consolidated with the adjacent lot at 5503 130 Avenue NW.

A planning application has been received for portions of a road near 12710 50 Street NW and 5017 127 Avenue NW. The application proposes to close a portion of 50 Street NW road right-of-way in the Kennedale Industrial neighbourhood. 

If the closure is approved, the closed road right-of-way will be consolidated with the adjacent property at 5017 127 Avenue NW. If approved, the land area gained through this road closure will form part of a future comprehensive redevelopment of this commercial centre.

The proposed closure conforms with the Kennedale Industrial Area Structure Plan.

McArthur Industrial: 14125 137 Avenue NW

A planning application (map) has been approved for a property at 14125 137 Avenue NW.
The application proposed to rezone the site from Alternative Jurisdiction Zone (AJ) to Medium Rise Apartment Zone (RA8). The purpose of this zone is to provide a zone for Medium Rise Apartments.

The approved zone will allow for a 23-metre high residential building (approximately 6 storeys).

Input from Edmontonians will be used to inform conversations with the applicant about potential revision to the proposal to address concerns or opportunities raised. Feedback will also be summarized in the report to City Council when the proposed rezoning goes to a future City Council Public Hearing for a decision.

Maple Ridge Industrial: 5204 Meridian Street NW

A planning application (map) has been submitted for a property at 5204 Meridian Street NW. The application proposes to rezone the property from Public Parks Zone (AP) to Urban Services Zone (US) to allow for the expansion of the South Haven Cemetery. 

If the rezoning is approved, the existing park will be reconfigured and relocated to the northwest corner of the cemetery. The relocated park will be the same size as the original park (2.36 hectares) and will allow for passive recreation opportunities that are compatible with the adjacent cemetery.

An associated application to amend the Maple Ridge Industrial Area Structure Plan (ASP) has been submitted to reflect the proposed rezoning. The ASP amendment map shows the proposed location and reconfiguration of the park site.

Southwest

Anthony Henday Transportation Utility Corridor

A planning application (map) has been received for a property at 11025 9 Avenue NW. The application proposes to rezone the site from Site Specific Development Control Provision (DC2.677) to Site Specific Development Control Provision (DC2)

The purpose of the revised (DC2) zone is to add additional uses including Child Care Services, Commercial Schools, Indoor Participant Recreation Services and a Religious Assembly use in addition to the existing uses permitted in the current DC2 zone.
