A planning application (map) has been received to rezone a property at 12946 55 Street NW.

The proposed rezoning from Industrial Reserve Zone (AGI) to Medium Industrial Zone (IM) would allow the applicant to develop the site into an automotive equipment repair shop with related general industrial uses. The purpose of the zone is to provide for manufacturing, processing, assembly, distribution, service and repair uses. 

This application conforms with the Kennedale Industrial Area Structure Plan, which designates the subject parcel as Medium Industrial Zone.

Northwest

McArthur Industrial: 14211 133 Avenue NW

A planning application (map) has been received to rezone a property at 14211 133 Avenue NW.

The application proposes to rezone the site from Agriculture Zone (AG) to Urban Services Zone (US) to recognize the existing religious assembly on the site. The rezoning would also allow for upgrades to the existing building to proceed, and the construction of front and rear additions.

A planning application (map) has been received for the property at 12808 151 Street NW.

The application proposes to rezone the property from Industrial Business (IB) to Medium Industrial (IM) to bring the temporary storage facility currently operating on site without the proper permits into compliance.

An Environmental Site Assessment is required as part of this application to determine site suitability.

An amendment (map) to the Mistatim Area Structure Plan is also required to enable the rezoning.

Rampart Industrial: 16116 142 Street NW and 16121 Campbell Road NW

A planning application (map) has been received for rezoning of properties at 16116 142 Street NW and 16121 Campbell Road NW.

The application proposes to rezone the properties from Agricultural Zone (AG) to Medium Industrial Zone (IM) and Public Utility Zone (PU). The purpose of the Medium Industrial Zone is to provide for manufacturing, processing, assembly, distribution, service and repair uses.

A 1 metre wide strip of land is being added to an existing Public Utility lot on the southern part of the site in order to accommodate the necessary emergency access.

This application conforms with the Rampart Industrial Area Structure Plan, which designates the subject parcel as Medium Industrial Zone.

The application proposes to rezone a portion of the site from Medium Industrial Zone (IM) to Industrial Business Zone (IB). The applicant intends to operate a religious assembly.

A Phase I Environmental Site Assessment review is required as part of this application

This site is split zoned between Medium Industrial Zone (IM) and Industrial Business Zone (IB). The intent is to make the entire site Industrial Business Zone (IB).

Maple Ridge Industrial: 6910 Meridian Street NW

A planning application (map) has been received for a road closure of a portion of road at 6910 Meridian Street NW. If approved, the 190 square metre road closure area will result in the creation of a small parcel of land. Once the road is closed, the parcel of land will be consolidated with the adjacent land, zoned Business Industrial (IB), to facilitate the continued development of the site.

A planning application (map) has been received for properties at 2504 91 Street NW and 2750 91 Street NW.

The application proposes to rezone the sites from Site Specific Development Control Provision (DC2) to Site Specific Development Control Provision (DC2).

The proposed rezoning will create two separate Site Specific Development Control Provisions (DC2). The existing Costco site at 2504 91 Street NW will be removed from the boundary of the existing DC2 Provision that allows for development of industrial business uses, offices and a limited range of commercial uses.

The Costco site will be a separate Site Specific Development Control Provision (DC2) that asks that Major and Minor Alcohol Sales Uses be added to the list of uses currently allowed on the site. The other portion of the existing DC2 Provision will become a separate DC2 Provision. Old Land Use Bylaw wording will be updated for both DC2 Provisions.

A planning application has been received for a plan amendment (map) and rezoning (map) of properties at 4103 98 Street NW, 4104 97 Street NW, and Lots 8 and 9 of 9705 42 Avenue NW.

This application has two components. The first component is an amendment to the South Industrial Area Outline Plan (OP) to re-designate the sites from Medium Industrial Development to High Standard Industrial Development.

The second component is a rezoning of the properties from Medium Industrial Zone (IM) to Industrial Business Zone (IB). The Industrial Business Zone (IB) zone would give the property owner the opportunity to market the property to a wider range of uses and to be competitive with adjacent properties which are designated IB.

A planning application (map) has been received proposing to rezone 4607 Calgary Trail NW and 4710 Gateway Boulevard NW.

The current zoning is Site Specific Development Control Provision (DC2.782).

The proposed zoning is Site Specific Development Control Provision (DC2). The purpose of this zone is to enable the ongoing use of the site by adding the additional uses of temporary storage and temporary off-premises signs. 

This section of Calgary Trail NW and Gateway Boulevard NW is part of the Major Commercial Corridors Overlay.
