Enough parking provided on-site to serve residents, businesses, and commuters.
City Council approved the proposal at the June 12, 2017 Public Hearing - see items 5.1 and 5.2 on the agenda.
In accordance with the approved parking proposal, parking on the Century Park development site will be monitored and adjusted over time in 2 distinct phases.
Short To Medium Term
The City of Edmonton will continue to lease land from the developer to provide some City-operated surface park and ride stalls on the Century Park site until March 31, 2020.
Between now and March 31, 2020, the City-operated surface park and ride stalls will gradually be taken over by the developer, who intends to operate them as privately-owned surface park and ride stalls until construction on the site begins.
There will not be any increase in the total number of park and ride stalls currently available.

As the site develops, the privately owned and operated surface park and ride stalls will be replaced with parkades and underground parking structures. This conversion will be tied to active building construction and is expected to be completed by the end of 2025.
As the spaces are converted, the developer is planning to implement a shared parking model for the stalls available in the parkades and underground parking structures.
In a shared model, parking spaces are managed so they can be used by different people throughout the day; such as residents, businesses, and park and ride commuters.
The approved zoning provides the opportunity for up to 1,125 of the parking spaces to be shared with park and ride commuters.
This number of shared parking spaces aligns with the Transit-Oriented Development (TOD) parking requirements, as well as the current amount of park and ride parking available on the site.
In addition to the shared parking spaces, the Zoning Bylaw also requires that enough parking be provided on site to serve the residents, visitors and businesses of the development.
Parking Monitoring and Adjustments
The amount of parking on site will be monitored and adjusted throughout the course of the build out of the development to ensure the right balance of parking for residents, businesses, visitors and commuters.
This will be done as the developer applies for development permits for each phase of construction.
Parking Impact Studies
The approved zoning regulations allows the City to request parking impact studies from the developer as part of the development permit application process.
The parking impact studies will inform how much parking is required for each construction project, as well as the entire site overall, and how that parking is to be distributed.
If the parking demand studies show that there is an inadequate amount of parking on the site, providing additional parking above the minimum requirements outlined in the approved zoning will be a condition of development permit approvals.
Residential Parking Impacts
On-street parking in surrounding areas is likely to continue. It is not expected to get worse as a result of this development.
The City of Edmonton offers Residential Parking Programs to manage the availability of parking in specific residential areas experiencing urban growth and increased visitor demand.
