Monthly Payment Plan FAQ
The City of Edmonton offers a Property Tax Monthly Payment Plan that is a convenient way of paying property taxes in monthly instalments by automatic bank withdrawal without incurring late-payment penalties.
Monthly payments are made by automatic bank withdrawal from January to December on the first business day of each month.
If you are interested in joining this plan, submit a request for enrolment.
The application process can take up to three weeks—given you provide all the supporting documentation and an initial payment, if applicable, in a timely manner.
If you are already enrolled in the City’s Property Tax Monthly Payment Plan, you do not need to re-apply each year.
No. The property tax monthly payment plan cannot be transferred to your new property. Please reapply.
Yes. However, because enrolment applications are unique to each property, you will need to request enrolment applications for each property.
Once you are enrolled in this plan, your payments will be processed as one transaction if they are withdrawn from one bank account.
You can enrol anytime during the year. However, it’s best to join by mid-December for the upcoming tax year to avoid paying an administration fee.
This one-time administration fee is calculated as 2% of the initial payment amount and applied to all applications received after January 1. This fee must be paid with the initial payment.
If you enrol in the Property Tax Monthly Payment Plan after January, you will need to make an initial payment of all “missed payments.” For example, if you decide start monthly withdrawals on May 1, you need to make up the payments for January, February, March and April.
Yes, but you will need to pay any outstanding balances and penalties at the time of application.

For the first six months of the year, your monthly instalment is based on 1/12 of the previous year’s tax amount. The instalment amount will be adjusted for the last six months of the year based on the new annual tax amount.
Your property tax notice mailed in May will show the adjusted monthly withdrawal amount effective July 1st.

Your monthly withdrawal amount may be adjusted if an amended or supplementary tax is applied to your account prior to November, or if other charges or credit adjustments are processed during the year. The City will notify you in writing at least two weeks before the next withdrawal date.
Yes. However, you cannot pay less. If you wish to increase your monthly payment amount, please submit a written request to the Assessment and Taxation Customer Service Centre at least two weeks before the next month’s withdrawal date.

If you wish to cancel your enrolment in the Property Tax Monthly Payment Plan, ensure you provide written notice to the Assessment and Taxation Customer Service Centre at least two weeks before the next month’s withdrawal date.
If two payments are not honoured by your bank, the City will cancel your enrolment in the monthly payment plan. All unpaid taxes will be due and payable and will be subject to late-payment penalties and service charges.

Your application form to enrol in the property tax monthly payment plan states the following terms and conditions:
The applicant(s) authorizes the referenced bank to debit their account for the monthly tax installment payment payable to the City of Edmonton on the first business day of each month as payment in part of the current taxes for the property/business.
The account must be at a NIL balance at year end to participate in the Monthly Payment Plan in the following year. The City of Edmonton has the right to cancel participation in the plan without notice if any two payments are not honoured by the participant’s bank. Unpaid taxes as of the date of termination of the plan will be subject to penalties as outlined in the Tax Penalty Bylaw.
There may be changes in the amount of the instalment payment each year as a result of the City’s annual tax levy.
Notification of any changes will be detailed on the Annual Tax Notice. The participant will be given fifteen (15) days notice before payment amounts are changed for any other reason.
You have certain recourse rights if any debit does not comply with this agreement. For example, you have the right to receive reimbursement for any debit that is not authorized or is not consistent with this Agreement. To obtain more information on your recourse rights, contact your financial institution or visit Canadian Payments Association.
Signators of a corporation are required to provide a corporate search and may need to provide an affidavit of execution indicating their authority to sign on behalf of the corporation.
