Lot Grading - Final Grade Inspection
This stage includes grading the topsoil, and completing landscaping on the lot in accordance to the design of the approved Lot Grading Plan for residential property.
About the Service
Final Grade Inspections are conducted by Lot Grading Inspectors for the City of Edmonton. These inspections enforce the Drainage Bylaw to verify that the lot is graded in accordance to the approved Lot Grading Plan and Lot Grading Guidelines.

How Do I Obtain the Service?
- Apply for Final Grade Approval within one year of receiving Rough Grade Approval.
- Attach the report that validates Rough Grade Approval has been issued.
- Submit a Lot Grading Certificate to Drainage Services for review and approval.

What the City does with your request
- A City Lot Grading Inspector will conduct a visual site inspection within 5 working days from receipt of the request, depending on weather conditions and workload.
- The homeowner or applicant will receive a Lot Grading Inspection Report indicating that the property's lot grading is passed or failed.
Note: After the Final Grade Approval is issued, it is the homeowner's responsibility to maintain the surface grades in perpetuity. The City of Edmonton may at any time, require maintenance or repairs on the lot grading if alterations or settlements result in surface drainage problems.

Fees
$130 for Single-detached housing and Semi-detached housing, which includes both Rough and Final Grade Inspections.
Fee is collected at the time of Building Permit application.
