Narrow Lot Width in the Single Detached Residential (RF1) Zone

Under the Edmonton Zoning Bylaw, residential zones are designed to offer a spectrum of progressively higher levels of density.

The Single Detached Residential (RF1) Zone provides for small scale housing, such as single detached houses, semi-detached and duplex housing. The RF1 zone is the least dense among standard residential zones and is found throughout Edmonton, from mature central neighbourhoods to newer communities at the periphery of the city.

The City of Edmonton is examining the current requirements for Lot Width and Site Area in the RF1 Zone to reduce obstacles to infill development. A reduced minimum Lot Width and Site Area would enable property owners to subdivide qualifying properties without the need for to rezone.

Draft Regulations

The review of the RF1 zone represents the implementation stage of the Evolving Infill project, which considered the input of Edmontonians from November 2013 and June 2014. More information can be found on the Evolving Infill website.

The Evolving Infill project identified 23 actions in the Evolving Infill Roadmap, which included a recommendation to amend the RF1 zone to accommodate the subdivision of properties that lots that are greater than 25 feet wide. This recommendation was presented to Executive Committee on August 19, 2014 and a motion was passed by Council to begin this project.

Project Stage

The proposed amendments were passed by City Council on Monday, April 13, 2015.
