Definitions for Servicing Agreements
Engineering Drawings:
The design and specifications of municipal improvements and infrastructure to be constructed should be shown on detailed engineering drawings. All related City departments will then review the engineering drawings and ensure that the design conforms to the City of Edmonton Design and Construction Standards. The engineering drawings are then approved by the various City of Edmonton departments and EPCOR are signed by the Office of Development Coordination. Once signed the drawings form part of the servicing agreement.
Schedule "B":
A Schedule "B" is an 8 1/2 by 11 inch plan of the proposed subdivision showing the lot configuration and outlining the development boundary in red. The Schedule "B" should identify any public utility lots and municipal reserves to be dedicated. The assessable area is also shown on the Schedule "B". Servicing Agreement Request Form:
This form is filled out by the consultant, providing the basic subdivision information as well as contact information for both the developer and consultant. For a copy of the servicing agreement request form, see Precedent Agreements and Related Forms.
Assessable Area:
The assessable area is the total area of the subdivision minus the area of any public utility lots, municipal, school and environmental reserves, the area of pipeline rights-of-way, development reserves and arterial road right-of-way being dedicated. Permanent Area Contributions and Arterial Roadway Assessments are calculated based on this area.
Conditions Precedent Date:
The conditions precedent date is entered into the agreement just prior to sending the agreements to the developer for execution. The date set is approximately 3 weeks from the date the developer is sent the final copies. All fees and assessments must be paid prior to this date.
