Featured Projects

There are many exciting projects underway in The Quarters Downtown.  The City of Edmonton is financing $56 million in infrastructure investments with revenues from The Quarters Downtown Community Revitalization Levy. These capital investments include upgrading area drainage services to handle the higher-density residential and commercial development zoning, as well as streetscaping improvements on 96 Street from Jasper Avenue to 103A Avenue.

In addition, there are a number of private developments in The Quarters Downtown that are under construction or in the planning stages.

City-Led Projects

The Armature

The Armature

City investments will focus first on the transformation of 96 Street from Jasper Avenue to 103A Avenue. This area is referred to as The Armature–the heart of this redevelopment.

The Armature is expected to propel growth in The Quarters Downtown. It will be the heart of the area, with commercial and residential buildings opening onto a pedestrian-friendly street. The Armature will connect residents and visitors to the City’s attractive parks and places to visit, including the River Valley and Louise McKinney Park.
Construction of the Armature is underway and the first section is expected to open in 2015.

Boyle Renaissance

Boyle Renaissance

Boyle Renaissance is a special planning area within The Quarters Downtown Community Revitalization Levy Area Plan. This City of Edmonton led redevelopment is located between 95 Street and 96 Street, extending from 103A Avenue north to the LRT tracks.

The Boyle Renaissance redevelopment will take place over a number of years and will create a community that brings together a range of affordable and market housing opportunities.

Phase I of the project, which includes the Boyle Renaissance Plaza and Melcor YMCA Welcome Village is now complete.  Construction is also complete for Phase II, which includes the Renaissance Tower.

Infrastructure

Much of the infrastructure within The Quarters is old. Specifically, the area has a combined sewer system which collects both sanitary sewage and stormwater runoff in the same pipe. Improvements to this infrastructure are necessary in order to meet future capacity requirements as redevelopment of the neighbourhood occurs.

The City of Edmonton has invested approximately $12 million in a separate stormwater pipe on 96 Street between Jasper Avenue and 103A Avenue.  Other upgrades to water lines and overhead utility lines are underway.

Private Developments

Hotel

Construction is underway on a 13-storey hotel located at 96 Street and Jasper Avenue. The hotel features distinctive, iconic architecture and a high-end brand. There will be commercial space for boutiques and restaurants located on the main floor. The hotel site is currently being excavated and is slated to be finished by 2015.

Five Corners Residential Tower 1

Construction is underway on a 28-storey residential tower located at the intersection of Jasper Avenue and 95 Street. This high-rise tower will have a unique design with the first 4 storeys coming up to the street, and the remaining 23 storeys set back from the street. The building will contain approximately 285 residential units with a retail component on the main floor.

Ukrainian Canadian Archives and Museums of Alberta

The Lodge Hotel and Brighton Block buildings along Jasper Avenue is being restored and renovated as a new home for the Ukrainian-Canadian Archives and Museum of Alberta.  Phase 1 of this $20 million project will be completed in 2014.  For more information about the project, visit the Ukrainian Canadian Archives & Museum of Alberta website.

Artists Quarters

The Artists Quarters is a proposed new facility for artists and arts organizations and is another key project for The Quarters. It will be located at the corner of 102A Avenue and 96 Street. The project will contain approximately 64 live/work studios, 1, 2, and 3 bedroom residential units as well as a community space, shared library, workshop and community garden. There will also be space for non-profit arts organizations as well as performance and work studios.

104 Avenue

The south side of the 104 Avenue Right-of-Way between 95 Street and 96 Street will be completed in the Summer of 2014 and will feature new sidewalks, landscaping, and public realm improvements.
