Stadium Station Transit Oriented Development

Transit Oriented Development (TOD) is how planners describe urban development that is planned and integrated with a transit or LRT station at its core. Promoting intensified residential and commercial development around transit or LRT stations is another Smart Choices initiative approved by City Council in 2004.

Transit Oriented Development is defined by these features:

  • Higher density closest to the transit station and decreased density as you move further away from the station
  • A mix of land uses including residential, retail and office space, and community facilities
  • High quality public open spaces and landscaped streets and sidewalks
  • Safe and direct pedestrian routes through the area to the station

A Transit Oriented Development Plan is now being developed for the area near the Stadium LRT Station. This is the third of the City’s TOD projects. It is led by Smart Choices staff, along with an interdepartmental Project Team and the consulting firm of Crandall Arambula.

A series of community workshops is being held in 2009-2010 to get input from area residents into the development of the Stadium Station TOD Plan. The goal is to transform the area into a vibrant and attractive, higher density, mixed use, walkable and transit-oriented community. 

The two other TOD projects underway in Edmonton are:

  • Century Park, located at the future Heritage LRT Station, being developed by ProCura Urban Properties Inc. and Westbank Projects Corporation.
  • Fort Road Old Town, located near the Belvedere LRT Station, a redevelopment project being managed by the City of Edmonton’s Asset Management and Public Works Department.
