Property Taxes
Edmonton’s property tax rates are among the lowest in the country.
Edmonton does not have a business tax except in selected business revitalization zones. Edmonton does not charge a tax against machinery and equipment, therefore most businesses only pay a non-residential property tax.
KMPG’s Competitive Alternatives 2014 Cost Model Comparison Report of the per-square-foot property-based taxes for an average manufacturing operation illustrates Edmonton’s low-cost tax environment:
| City | Cost per ft2 |
|---|---|
| Edmonton | $1.78 |
| Toronto | $2.01 |
| Vancouver | $2.05 |
| Montreal | $2.97 |
| Denver | $4.16 |
| Houston | $4.49 |
Edmonton’s industrial neighbourhoods benefit from high quality urban services and top-notch infrastructure.
A combination of high quality, flexible servicing and exceptional road and rail access coupled with the lowest property taxes of any major Canadian urban metropolitan area make Edmonton a prime location.
Non-residential properties are appraised using a transparent methodology. One or more of the following may be used in valuing properties in Edmonton:
- comparison with similar properties that have sold
- analysis of the typical rental property income and expenses
- depreciated replacement cost of buildings plus the market value of the land
