Subdivision

A subdivision is used to legally divide a large piece of land into smaller properties. The smaller properties can then be sold separately.
Sustainable Development processes applications to:
- Subdivide land into two or more pieces
- Create bare land condominium units
Requests to subdivide a property are submitted online through the City’s Land Development Application. Paper applications are no longer accepted. Applications can be made by a private individual or by a consultant on behalf of a landowner.
Industrial Subdivisions
Along with the standard submission requirements, most industrial subdivisions will require a Phase I Environmental Site Assessment, which must be submitted before an application is accepted for review. Additional studies and reports may also be requested as the application is assessed and reviewed.
As the application is reviewed, internal and external agencies will provide comments or conditions, such as access, easements, servicing requirements, or payment of service assessments fees. Most subdivision approvals require the applicant to enter into a servicing agreement as a condition of approval.
If a subdivision is approved with a condition, this condition must be met for the subdivision to be valid. If you wish to discuss or negotiate conditions with review agencies, this must be done before a decision is made by the Subdivision Authority.
Industrial subdivision applications follow the standard subdivision process and timeline.
All subdivision applications must meet the zone regulations of the property, such as land use, lot dimensions, lot area etc. To verify the zoning of a property, visit our office or maps.edmonton.ca.
- Proceed to ‘Zoning’ located on the right side of the photo;
- Review the disclaimer and accept it with ‘Ok’;
- Proceed to ‘Locate Title by Address’ and enter the property’s address;
- Go to ‘Search’ to view its zoning and any overlay information
Concurrent Applications
If necessary, a rezoning and subdivision application can be processed concurrently, with a condition of subdivision being the approval of the rezoning application.
